A fire alarm system is only effective if it is the right type for the building and is properly maintained. In the UK, the design, installation and upkeep of fire detection and alarm systems in non-domestic premises is guided by BS 5839-1 — the code of practice most recently revised in 2025. This guide explains the system categories, how the right one is chosen, and the testing and servicing duties that keep a system compliant.
Who decides what system a building needs?
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must ensure appropriate fire detection and warning. The specific category of system is determined by the building's fire risk assessment, which weighs up the layout, use, occupancy and the level of risk to life and property. BS 5839-1 then provides the framework of standard categories.
Fire alarm categories explained
Category M — manual systems
A Category M system relies on people to raise the alarm using manual call points, with no automatic detection. It suits premises where a fire would be spotted quickly, but on its own it offers no protection when the building is unoccupied or where a fire could start unnoticed.
Category L — life protection
Category L systems add automatic fire detection to protect life, and range from L5 (a custom design for a specific risk) up to L1 (detection throughout the entire building). In between, L4 covers escape routes, L3 adds rooms opening onto escape routes to give earlier warning, and L2 adds high-risk areas identified by the risk assessment. L2 and L3 are the most common in commercial buildings.
Category P — property protection
Category P systems are designed to protect the building itself, often to satisfy insurers. P1 provides automatic detection throughout the property, while P2 covers defined high-risk areas. Property and life systems are frequently combined.
How often must a fire alarm be tested and serviced?
Weekly user test
The responsible person (or a nominated person) should test the system weekly by operating a manual call point during working hours, using a different call point each week so that over time all are checked. This confirms the system can raise and signal an alarm.
Monthly checks
Monthly checks cover associated equipment such as any standby generator and, where relevant, visual battery inspections — with more detailed battery checks by a competent person as required.
Six-monthly professional servicing
BS 5839-1 requires professional inspection and servicing at least every six months — in practice, two service visits a year at intervals of no more than six months, carried out by a competent engineer. Falling outside this interval means the system is no longer compliant. Some tasks can be spread across the year's visits.
Keep a fire log book
All tests, services, faults and false alarms should be recorded in a fire log book. It is your evidence of compliance and the first thing an inspecting officer or insurer will ask to see.
