Kilmal was engaged to refurbish the fifth floor of 1 King Street, Manchester, reimagining the space as a contemporary open-plan office with high-quality meeting rooms and communal areas. The project combined selective strip-out with design-led upgrades, introducing premium finishes, modern lighting and enhanced building services.
The scheme retained and upgraded the existing ceiling grid, complemented by acoustic treatments, luxury flooring and statement lighting to create a refined workplace environment. Kitchens, WCs and common areas were refurbished to ensure consistency with the building’s overall specification.

Services Rendered
The fifth-floor features:
Modified glazed partitions to optimise the layout of meeting rooms and improve light flow.
Wall finishes including matt emulsion paint, Autex acoustic timber boards in Tasmanian Oak and renewed grout and mastic to existing WCs.
Luxury vinyl tile installed across the office.
Kitchen refurbishment with new black glass-effect worktops, upgraded plumbing and servicing of existing units.
Joinery enhancements including refurbished fire-rated doors, skirtings and architraves with clear varnish finishes.
Feature pendant lighting schemes using Marset, Santa & Cole Tekio and Axolight Urban fittings.
Adaptations to power, data and fire alarm systems, with full testing, certification and comms cabinet upgrades.
Reconfiguration of mechanical heating and ventilation systems to suit the new layout, with testing and commissioning.
The completed refurbishment has delivered a sophisticated open-plan workspace with premium finishes and modern meeting facilities. The fifth floor now offers a flexible, high-performing environment tailored to the needs of today’s tenants.
