Kilmal was appointed to refurbish the third-floor office suite at 1 King Street, Manchester, transforming a vacant floor into a high-quality workspace designed for modern occupiers. The works combined a complete strip-out with a carefully curated interior scheme, delivering a professional environment with contemporary finishes and integrated building services.
The scheme included the full renewal of ceilings, walls, flooring and joinery, together with the introduction of premium kitchens, meeting facilities, acoustic panelling and feature lighting. The result is a versatile, tenant-ready space that balances functionality with design excellence.

Services Rendered
The third-floor features:
A new black powder-coated mesh ceiling system (Amron Zircon) with integrated lighting and sensors.
New glazed meeting room with black-framed partitions and statutory manifestation.
Wall finishes including matt emulsion paint, Autex acoustic timber boards in Tasmanian Oak and ceramic tiling to kitchen splashbacks.
Acoustic panelling introduced along key walls, combining Autex boards with NatureWall timber slats to improve sound absorption while adding warmth and texture to the office design.
Luxury vinyl tile flooring with brushed stainless-steel thresholds.
A bespoke fitted kitchen with black glass-effect worktops and stainless-steel fixtures.
Refined joinery including fire-rated doors, skirtings, architraves and high-quality varnished finishes.
Feature lighting schemes incorporating David Village track lighting, Volta LED pendants and Norr 11 Deco pendants.
New perimeter trunking and floor boxes with integrated power and data services.
Adaptations to fire alarm and HVAC systems, fully tested and commissioned.
